Signs you need a new roof

1. Surface erosion

Over time, rain, wind, snow, hail, and other conditions can cause your roof to deteriorate. Your shingles may look worn down, curled, or discolored. Surface erosion can lead to water damage, blistering, granule loss, and more.

2. Ice damming

As snow melts and freezes, it can build up at your roof’s edge like a dam. This ice dam prevents melting snow from reaching the gutter, leaving it with nowhere to go but into your home. Damming may cause leaks, water damage, mold growth, and gutter damage.

3. Water retention

The exterior of a water-retaining roof may look like it has dark stains. In your attic, you may see moldy spots on the ceiling. In addition to mold, water retention can result in leaks, mildew, and moss that holds damaging moisture.

4. Water damage

When water finds its way into your home, it’s a clear sign you need a new roof. Water damage may appear as mold, mildew, or water stains. This can be destructive to walls, ceilings, belongings, and even your health.

5. Curling shingles

When shingles start to loosen, the corners may curl upwards or under themselves. Curling shingles expose the layers underneath to water, leading to leaks, mold and other damage. Plus, any strong gust of wind could blow off the weakened shingles.

6. Failed chimney flashing

The area where your chimney meets your roof should be encased by metal, called “flashing.” If the metal looks like it’s peeling, rusting or falling off, it may be time to replace your roof. You may also see signs from within your attic, like water trickling down the side of the chimney. Failed chimney flashing can result in leaks, rot, structural damage, and moisture issues.

7. Delaminated wood decking

Trapped heat between shingles and insulation or wet, rotted wood decking can cause a wavy, bubbling appearance across the roof. A delaminated wood deck may lead to leaks, curling shingles, and a roof that’s more prone to collapsing under heavy weight.

8. Missing ridge vent

On your roof’s peak, there should be a vent that runs the length of the ridge. Without it, you run a high risk of poor ventilation. And a missing ridge vent can create gradual leaks that soak insulation and cause moisture issues.
